Listing Your Property

The Listing Consultation

The process begins with a consultation to discuss your property, your objectives and your preferred timeline. Patsy will review the features and condition of your home, answer your questions and explain what you can expect throughout the selling process.

An important part of this consultation is a Comparative Market Analysis (CMA). Patsy will examine recent comparable sales, competing properties currently on the market, previous listings and relevant market trends. Combined with her extensive knowledge of the Greater Vancouver real estate market, this information will help establish a strategic and realistic asking price for your property.

Patsy can also help you understand the anticipated costs associated with selling and provide an estimate of your potential net proceeds based on the expected sale price and other relevant expenses.

Preparing to List

Before your property goes on the market, Patsy will discuss how it should be presented to prospective buyers. This may include recommendations for cleaning, decluttering, repairs, staging or other improvements that could enhance your property’s appeal.

She will also gather the information and documentation required to properly market the property and prepare the listing.

The Listing Agreement

To formally authorize Patsy and her brokerage to market your property for sale, you will enter into a listing agreement. The agreement establishes important details such as the listing price, listing period, property information, services to be provided and the agreed-upon remuneration.

Patsy will review the agreement with you and explain its terms before you sign so that you understand your responsibilities and the services being provided.

Property Disclosure & Documentation

Depending on the property and circumstances, sellers may be asked to complete a Property Disclosure Statement (PDS) and provide other relevant documents concerning the property. Strata properties may also require additional documentation such as strata minutes, financial statements, bylaws and other records.

Patsy will help identify the documents required for your particular sale and coordinate the information needed to prepare your property for the market.
